It was early Saturday morning and I was not fully awake when my mind started thinking about what my former student Marty had said when he came to the school to visit his former professors. He now works in a Loan Department of a big loan company. He knows business.  
 
We started talking about something that is in my FREE CD. One thing we talked about was that the seminar host wanted to buy a furniture business. He asked to see the owner’s customer list. The owner said he had none. Mr. Seminar host said to the owner, “I can buy the furniture at an auction and or at wholesale. The only thing that makes a business valuable is the customer list.”  
 
 
MR. SEMINAR HOST DID NOT BUY THE BUSINESS  
 
That is very important. If a business does not have a customer list or a franchise does not have a good way for you to get customers, DO NOT BUY INTO THE BUSINESS!  
 
STILL MORE!  
 
Look at their books and tax records. If they won’t show you walk away. I and one of my clients were going to buy a pizza business. We wanted to see tax returns. He said people in New York never looked at these things. We said we were living in Pennsylvania. He did not show us and we did not buy. If he has no or little income on his return do not buy it even if he said the return is wrong because he did not want to report to the IRS his large income. If he lies to the IRS how in the world do you know he will not lie to you?  
 
YOU DO NOT KNOW SO WALK AWAY.  
DO NOT PAY YOUR FIRST BORN AND MORE!  
 
How much do you pay? Well, many old accountants calculated 2 times or 3 times gross receipts and if you pay that amount that is pure craziness. If the former business did not earn that amount of money, how in the world can you? You probably won’t. So what do you do?
